Job summary

Gallery Residential is seeking a Service Director to oversee the maintenance, grounds, and common areas of Nashville properties, ensuring they meet company standards for cleanliness, safety, and functionality. You will manage work orders, make-readies, and vendor coordination while upholding high service quality.

The role requires 2–3 years of apartment maintenance experience, EPA refrigerant certifications (Type I/II or Universal), and a valid driver's license.

Qualifications

• 2–3 years of apartment maintenance experience or equivalent.
• Must have EPA certifications Type I and II or Universal for refrigerant recycling, and a valid Driver's license.
• Knowledge of OSHA and MSDS regulations is required.
• Delineates ability to read, write, and communicate effectively and to apply basic math and reasoning in daily tasks.

Responsibilities

• Respond to and complete work orders from resident requests and routine property upkeep.
• Oversee make-ready process for vacant units, including inspections and scheduling vendors.
• Develop standards for cleanliness and appearance of grounds, exteriors, interiors, and common areas.
• Inspect work performed by service team members and contractors to ensure quality and compliance with policies and safety standards.
• Maintain inventory of parts and supplies; assist in budgeting and cost-control for repairs and maintenance.
• Lead safety meetings and ensure compliance with OSHA and related regulations.
• Provide excellent customer service to residents and coordinate with the Community Director.
