Job summary

Gallery Residential in Nashville, TN is seeking a Service Director to oversee maintenance operations across our community, ensuring the cleanliness, safety, and functionality of buildings, grounds, amenities, and common areas.

You will lead on-site maintenance teams, manage the make-ready process for vacant units, coordinate vendors, and monitor safety standards while supporting budgeting and resident service excellence.

Qualifications

• 2 to 3 years of apartment maintenance experience or equivalent.
• High school diploma or GED; college or technical degree is preferred.
• EPA certifications Type I and II or Universal for refrigerant recycling.
• Certified Pool Operator or Certified Spa and Pool Operator where required.
• Valid driver’s license required.

Responsibilities

• Assist with and complete work orders from resident requests and routine upkeep.
• Oversee make-ready process for vacant units, including pre-move-out inspections and scheduling vendors.
• Develop standards for cleanliness and appearance of grounds, exteriors, and common areas.
• Inspect work for policy compliance and quality; ensure materials meet standards.
• Maintain inventory of spare parts and order supplies within budget.
• Assist in budgeting for repairs and capital expenses; promote cost-saving practices.
• Complete monthly Preventative Maintenance procedures.
• Lead safety meetings and ensure OSHA/MSDS compliance.
• Provide excellent resident service and respond to questions/complaints promptly.
• Meet attendance and physical demands of the role.
