Job summary

Gallery Residential is seeking a Service Director to oversee on-site maintenance operations, ensuring buildings, grounds, and amenities meet high standards of safety, cleanliness, and functionality. You will manage work orders, supervise the make-ready process, and coordinate vendors to deliver reliable service.

The role requires 2-3 years in apartment maintenance, EPA certifications, and a strong focus on cost-conscious, quality maintenance practices while maintaining responsive communication

Qualifications

• 2-3 years of apartment maintenance experience.
• High school diploma or GED; college/technical degree preferred.
• EPA Type I/II or Universal refrigerant certifications and a valid driver's license.

Responsibilities

• Assist with work orders from resident requests and perform routine upkeep.
• Oversee make-ready process for vacant apartments and coordinate vendors.
• Develop standards for cleanliness and appearance of grounds and common areas.
• Maintain inventory and assist in budgeting for repairs and capital expenses.
• Conduct safety meetings and stay compliant with OSHA and MSDS requirements.
