Qualifications

• 2–3 years of apartment maintenance experience.
• High school diploma or GED; college or technical degree is preferred.
• EPA Type I/II or Universal refrigerant certification required.
• Certified Pool Operator or Certified Spa and Pool Operator certifications; valid driver’s license.

Responsibilities

• Assists with and completes work orders from resident requests and routine upkeep, diagnosing issues and repairing per safety standards.
• Oversees make-ready process for vacant apartments: pre-move-out inspections, punch list creation, scheduling vendors, obtaining supplies, and inspecting work.
• Develops standards for cleanliness and appearance of grounds, amenities, building exteriors, and common areas to reflect high community standards.
• Periodically inspects work by team members and contractors to ensure quality and compliance.
• Maintains inventory of spare parts and coordinates with Community Director to stay within budget.
• Assists in budgeting for repairs and capital expenses; promotes cost-saving and proper tool use.
• Completes monthly preventive maintenance procedures.
• Conducts safety meetings and maintains OSHA/MSDS compliance.
• Demonstrates customer service to residents, addressing questions and complaints with urgency.
• Maintains predictable attendance and meets physical demands per Gallery Residential policies.
• Follows policies and regulatory requirements; monitors compliance and reports violations.
• Schedules routine maintenance and inspects all equipment; keeps tools in good condition.
• Conducts property inspections to identify safety risks and communicates needs to appropriate personnel.
• Documents work requests accurately for tracking and completion.
• Suggests improvements to efficiency, profitability, and productivity.
• Keeps up with industry trends through training and associations.
