Job summary

Bridge Property Management is seeking a Senior Service Technician Specialist, Level 4 in Raleigh, NC to support the Service Manager with scheduling, troubleshooting, and coordinating maintenance and make-readies across communities. You will mentor Level 1–3 technicians and ensure safety, quality, and timely completion of work.

You’ll diagnose HVAC, electrical, plumbing, and appliance issues, manage emergencies, and help oversee capital projects while maintaining records and vendor communications.

Qualifications

• 3–5+ years of experience in advanced maintenance and supervision.
• EPA certification Type I, II or Universal required; CPO preferred in some portfolios.
• Ability to troubleshoot HVAC, plumbing, electrical, appliances, and related systems.

Responsibilities

• Assist the Service Manager in scheduling and supervising maintenance activity.
• Monitor work orders and prioritize emergencies.
• Diagnose and resolve advanced issues beyond lower-tier technicians.
• Lead or train lower-level technicians on procedures.
• Perform preventive maintenance and repairs.
• Conduct safety and quality inspections.
• Coordinate make-ready needs after move-outs and communicate with vendors.
• Maintain records of service requests, PM, and unit turns.
• Support large capital projects and vendor coordination.
• Oversee inventory control and community appearance standards.
• Follow safety procedures and appearance standards.
• Perform general grounds maintenance and related tasks.
• Act as team lead in the Service Manager’s absence.
