Job summary

Percheron LLC is seeking a Sr. Right of Way Agent to support our LAND acquisition and permitting efforts for construction projects.

The role requires deep knowledge of title, permitting, acquisition, and documentation, with strong skills in property valuation and alignment interpretation. The successful candidate will negotiate land rights, conduct due diligence, and liaise with landowners and project teams.

Qualifications

• Must have a minimum of two years of experience in the Right of Way industry.
• TREC and ERW licenses are required.
• Knowledge of applicable laws, rules, regulations, and ROW policies.
• Strong property valuation knowledge, survey drawings, and alignment sheets.
• Ability to plan and organize workload, work under pressure with minimal supervision.
• Ability to complete ROW transactions independently and interpret alignment sheets.

Responsibilities

• Research, negotiate, and elect to purchase short- and long-term land leases and rights-of-way for construction.
• Identify ownership interests and permit requirements, and acquire permits as directed.
• Oversee land-related legal issues, including titles, deeds, mortgages, and zoning.
• Prepare daily activity reports and special agent reports for complex negotiations including easements and damage settlements.
• Perform due diligence to ensure accuracy of land rights and identify deficiencies for remedial action.
• Serve as liaison with landowners/tenants on ownership, easement rights, damage claims, and access issues.
• Review third-party development plans and ROW records to identify conflicts.
• Maintain up-to-date status with project management and client's procedures.
• Possibly work in office or field, and work overtime if warranted.
