Job summary

Bridge33 Capital, a growing real estate private equity firm, seeks a Senior Construction Manager in Denver. You will oversee tenant improvement projects from scope through opening, lead negotiations with contractors, and mentor junior team members.

The role is hybrid, with most days in the Denver office. Responsibilities include budgeting, scheduling, permitting, and coordinating cross‑functional teams, while ensuring projects stay on time and within budget.

Qualifications

• Bachelor's degree required in a related field.
• 7–10 years of project/construction management and tenant coordination in retail/open-air CRE.
• 3–5 years of estimating experience in retail/office CRE.
• Strong knowledge of construction documents and building systems (electrical, plumbing, HVAC).

Responsibilities

• Manage construction/tenant improvement projects from conception to tenant opening, including scope, budgeting, and scheduling.
• Provide LLW estimates, manage budgets, timelines and change orders; develop preconstruction Gantt schedules.
• Negotiate GC, architectural, engineering, and construction contracts.
• Identify design/construction elements likely to cause disputes and pursue value-engineering opportunities.
• Ensure on-time delivery within budget; perform site inspections, punch lists, and close-out.
• Coordinate all project stakeholders including PM, leasing, architects, and contractors.
• Manage tenant allowance disbursement and review tenant plans for design-criteria compliance.
• Navigate permitting processes with local jurisdictions.
• Support design, permitting, build-out, and vendor coordination for tenants across spaces.
• Review LOIs and develop preliminary budgets for deal economics; participate in milestone reviews.
• Represent landlord in ground-up outparcel development and due diligence.
• Coordinate with legal on contracts and delivery conditions.
• Support acquisitions/dispositions due diligence with budget inputs.
