Job summary

Bridge33 Capital in Cleveland is seeking a Senior Construction Manager to oversee open‑air retail construction and tenant improvements. You will manage scope, budgets, scheduling, LLW estimates, and change orders, negotiate contracts, coordinate with architects, leasing, and property teams, and mentor junior staff.

This full‑time role blends office leadership with on‑site oversight and a strong client‑facing focus.

Qualifications

• Bachelor's degree in architecture, construction, engineering, or related field preferred.
• 7–10 years of project/construction management and tenant coordination in retail/open-air CRE.
• 3–5 years of estimating experience with retail and office CRE.
• Strong knowledge of construction documents and engineering systems.
• Advanced PM skills: budgeting, scheduling, change orders, bid analysis and negotiation.
• Ability to navigate permitting and inspections independently.
• Excellent verbal and written communication.
• Strong organizational and team‑leadership abilities.
• Proficient in Word, Excel, Project, ProCore, BlueBeam, AutoCAD and Google Sheets.

Responsibilities

• Manage assigned construction and tenant improvement projects from conception through tenant opening, including scope, budgeting, and scheduling during leasing.
• Provide LLW estimates and manage LLW budgets, timelines, and change orders; develop preconstruction schedules from lease execution to rent commencement.
• Negotiate general contractor, architectural, engineering, and construction contracts.
• Identify design/construction elements likely to cause disputes and pursue value-engineering opportunities.
• Ensure on-time, on-budget delivery via site inspections, pay applications, punch lists and close‑out; handoff to property management with warranties.
• Coordinate all project parties: property management, leasing, architects, consultants, contractors, sub-contractors, laborers.
• Collect and track lien waivers; ensure proper waivers before payments and at close-out.
• Manage Tenant Allowance disbursement; review tenant plans for design criteria compliance.
• Manage permit process with local jurisdictions; navigate inspections.
• Coordinate space delivery and support tenants through design, permitting and build-out; expedite lease execution.
• Review LOIs and develop preliminary budgets for deal economics; participate in deal milestone reviews.
• Serve as landlord’s representative for ground-up outparcel development; predevelopment due diligence and zoning entitlements.
• Coordinate with legal on work letter, delivery condition and contract terms.
• Support acquisitions and dispositions due diligence; budget input for underwriting and site visits.
• Monitor project costs vs approved budgets; flag variances and refine future budgets.
• Provide team leadership; mentor Construction Managers and drive process improvements.
• Self-manage workload via reporting; escalate material issues with proposed solutions.
• Provide high level customer service to internal and external stakeholders.
