Havenpark Communities seeks a Renewal & Compliance Specialist to own the rent increase process, manage renewal calendars, and ensure timely notices across multiple states. You will coordinate with Community Managers and leadership to align renewal timing with occupancy and NOI targets.

Qualifications

• 3+ years in multifamily, manufactured housing, or residential property management with direct renewals ownership.
• Strong knowledge of state landlord-tenant notice periods and renewal procedures.
• Understanding of manufactured housing lease structures and lot rent dynamics.
• Proficient with property management systems and audit renewal data for accuracy.
• Excellent organization for high-volume, deadline-driven workflows across multiple communities.
• Analytical mindset to identify renewal trends and improvements.
• Clear communication with managers, regional leaders, legal resources, and corporate teams.

Responsibilities

• Own the annual rent increase process from planning through implementation.
• Build and manage renewal and rate-increase calendars across the portfolio.
• Coordinate timing of increases with lease expirations, occupancy goals, and NOI targets.
• Program and validate approved increases within property management systems.
• Ensure renewal and increase notices are delivered accurately and on time.
• Monitor retention, delinquency, and post-increase performance to improve pricing strategy.
• Manage renewal notices across all operating states and ensure compliance with timing and content rules.
• Maintain renewal documentation, expiration dates, and turnover records in systems.
• Educate and align Community Managers and RVPs on renewal processes and timelines.
• Provide regular reporting on renewals, acceptance rates, non-renewals, and portfolio trends.
• Identify opportunities to automate workflows and standardize renewal processes across the portfolio.
• Stay current on landlord-tenant regulations and manufactured housing compliance.
