Job summary

LIHI seeks a Regional Operations Manager to lead a portfolio of permanent supportive, transitional, and other affordable housing properties in the Seattle area. This senior role requires hands-on HUD/LIHTC experience, sound financial judgment, and a proven record of supervising managers across multiple properties.

The position includes both office and on-site work. Reporting to the Director of Housing Management, you will drive occupancy, rent collection, regulatory compliance, and staff

Qualifications

• 7+ years in affordable residential property management, with 3+ years supervising multiple properties.
• C3P or COS designation required at time of hire.
• Hands-on HUD PRAC/Section 811 experience, incl. eligibility, certifications, rent calculations, and tenant files.
• Experience with HUD PBRA/PBV and housing authority programs.
• LIHTC/workforce housing management experience with income/rent restrictions and compliance.
• Experience leading lease-ups from pre-leasing to stabilization.
• Experience overseeing permanent and/or transitional housing operations.
• Strong financial analysis, budgeting, and staff development skills.
• Knowledge of landlord-tenant law, fair housing, and housing-related compliance.
• Associate degree in Property Management, Business Administration, or related field.
• Excellent written and verbal communication; commitment to equity.

Responsibilities

• Supervise Area Managers and site leaders; hire, train, coach, and address performance issues.
• Set property goals for occupancy, vacancies, unit turns, delinquency, and compliance; drive corrective actions.
• Conduct regular site visits; verify completed work and safety standards.
• Oversee staffing, vendor performance, contracts, insurance, procurement, and spending within authority.
• Coordinate preventive maintenance, capital needs, and life-safety work with Facilities.
