Job summary

AION Management LLC in Newark, DE is seeking a Senior Property Manager to oversee a single asset with 600+ units and a large team, delivering exceptional resident service and coordinating all community operations, finances, and budgeting.

You will lead a property team, potentially supervise 1-2 other managers, drive occupancy and revenue, ensure compliance and reporting, and partner with regional leadership to preserve assets and maximize NOI.

Qualifications

• 5-6 years’ property management experience.
• In Pennsylvania or New Jersey, must obtain a real estate license within 180 days of hire.
• Minimum 2-3 years supervisory experience.
• Excellent English communication skills, both verbal and written.
• Strong computer skills, RealPage preferred.
• Must be able to walk apartments and grounds, including stairs.

Responsibilities

• Oversee financial performance and strive for budgeted NOI.
• Maximize cash flow by reducing delinquencies and ensuring rent collection.
• Ensure RealPage data accuracy for leasing, A/R, A/P and reports.
• Develop cost-saving strategies and annual operating budget with leadership.
• Supervise the property team and may oversee 1-2 additional Property Managers.
• Represent the property in court proceedings when required.
