Job summary

Greystar in Lexington, KY is seeking a skilled Maintenance Technician to keep apartment homes and common areas safe, clean, and fully functional. You will diagnose and repair issues, perform preventative maintenance, and help prepare vacant units for new residents.

This role requires hands-on work, inventory management, and adherence to safety policies. You will collaborate with vendors, document completed tasks, and support groundskeeping and curb appeal across the property.

Qualifications

• High school diploma, GED, or related experience and/or training.
• 3 years minimum experience in property management maintenance, other building maintenance, or related trade.
• May be required to hold various certifications (e.g. HVAC) and licenses.
• Demonstrated ability to apply principles of logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication skills to interact with residents, clients, team members, and other business contacts, responding courteously to questions and requests, and staying calm when addressing and resolving customer problems.
• Demonstrated ability to read, write, and communicate effectively to represent company management in a support capacity, act as first point of contact for internal team members and external visitors, and answer questions related to department operating policies.
• Proactive and self-motivated with the ability to work independently, as a leader, and a collaborative member of a team.

Responsibilities

• Completes assigned maintenance work orders and preventative maintenance on the property by diagnosing the source or cause of the defect and making repairs in line with policies and safety standards.
• Completes the “make‑ready” process to prepare vacant apartment homes for leasing, including inspections, punch lists, scheduling vendors, and obtaining supplies.
• Tracks inventory, returns unused items, and notifies the maintenance supervisor about re‑ordering needs.
• Documents and files required paperwork so service requests are documented and tracked.
• Maintains grounds, common areas, and amenities by cleaning, pressure-washing, painting curbs and signage as needed.
• Supports cost‑cutting by repairing rather than replacing parts when possible and using tools/materials efficiently.
• Attends safety meetings, completes required training on OSHA and related laws, and reports accidents promptly.
• May inspect work by contractors to verify quality, scope, and specifications.
• Assists in routine property inspections and communicates physical needs to management.
