Job summary

Greystar Worldwide, LLC is seeking a Maintenance Manager to oversee large properties, ensuring interior and exterior upkeep meets high standards and budget goals. You will manage work orders, supervise make-ready processes, and enforce safety and quality across teams and vendors.

The role emphasizes cost control, preventive maintenance, and exceptional resident service, with strong opportunities to contribute to strategic planning and budget development.

Responsibilities

• Manages completion of work orders from resident requests and routine upkeep per safety standards and budget.
• Oversees the make-ready process for vacant apartments: pre-move-out inspection, punch list, scheduling vendors, inspecting work.
• Sets standards for grounds, amenities, building exteriors, interiors, and common areas to reflect Greystar quality.
• Inspects work by service team members to ensure policy adherence and quality; develops corrective actions.
• Inspects contractors and vendors to verify materials and services meet specs.
• Maintains and orders inventory of spare parts and maintenance materials within budget.
• Prepares maintenance and capital expense budgets based on financials and historical data.
• Completes monthly Preventative Maintenance as per Policy and Procedure Manual.
• Supports cost-cutting by prioritizing repairs over replacements and avoiding waste.
• Conducts safety meetings, maintains MSDS, and stays compliant with OSHA and related laws.
• Delivers strong customer service by addressing resident questions and ensuring efficient, urgent handling of requests.
