ResProp Management is seeking an experienced Maintenance Supervisor to oversee service operations for our multi-family properties in Houston. You will lead maintenance teams, manage vendor work, and ensure timely, quality repairs across units and common areas.

Ideal candidates have 8+ years in general maintenance, 3+ years in the apartment industry, EPA Universal certification, and proven management skills. A valid toolkit and reliable transportation are required for on-site duties.

Formación

• 8+ years of general maintenance/repair experience
• 3+ years in apartment industry experience
• Management experience required
• EPA Universal certification required
• CPO certification preferred
• Trade skills including plumbing, electrical, HVAC, drywall, painting, roofing, etc.
• Trade licensing preferred but not required
• Tech savvy; able to use computers and basic software
• Must have own tool kit
• Must live within 30 minutes of property
• Must have dependable transportation and be able to rotate on-call schedule
• Must be able to perform physical tasks up to 50 pounds

Responsabilidades

• Oversee all aspects of the service operations to achieve goals.
• Repair and replace appliances, plumbing, HVAC, electrical systems.
• Maintain positive customer service for residents.
• Train maintenance teammates and encourage growth.
• Provide input on teammate performance and actions.
• Assist in recruiting and interviewing maintenance staff.
• Oversee organization of maintenance shop and property appearance.
• Research and evaluate products used in maintenance and upkeep.
• Schedule and supervise in-house and vendor work.
• Manage work orders and response times within deadlines.
• Oversee inventory and procurement of supplies and equipment.
• Maintain a safe, healthy, accident-free environment.
• Ensure OSHA standards are met at all times.
• Oversee unit turns and renovations within set timelines.
• Walk apartments during move-out to assess damage and prepare rent-ready units.
• Other duties as assigned.
