Job summary

Vivmark Residential is seeking a Maintenance Technician II in Laurel, MD to diagnose and repair maintenance issues across HVAC, electrical, plumbing, and related systems. The role supports vacant unit readiness and preventative maintenance, while ensuring a safe, comfortable living environment for residents.

Qualifications

• 2–3 years of maintenance experience including HVAC, plumbing, electrical, and general maintenance work.
• A valid driver’s license is required.
• Ability to participate in an on‑call rotation.
• Strong customer service and communication with residents and team members.
• Ability to read policies and procedures (SDS, PPE, safety, etc.).
• Knowledge of PPE and safe chemical handling.
• Familiar with reading maintenance policies and safety procedures.

Responsibilities

• Diagnoses and repairs HVAC, electrical, plumbing, major appliances and other systems.
• Completes service requests and repairs to company standards in a timely manner.
• Ensures vacant apartments are rent‑ready and perform turnkey work as needed.
• Performs preventive maintenance on equipment and facilities.
• Assists in painting interior and exterior surfaces.
• Maintains safety culture and reports unsafe conditions or incidents.
• Performs hot works such as brazing, soldering, and welding per standards.
