Job summary

Vivmark Residential is seeking a Maintenance Technician II in Columbia, MD. The role focuses on diagnosing and repairing HVAC, electrical, plumbing, and general maintenance tasks to keep the community in top condition. You will handle service requests, perform preventative maintenance, and assist with painting.

Candidates should have 2–3 years of maintenance experience, a valid driver's license, and the ability to work an on-call schedule while ensuring safety and high resident satisfaction.

Qualifications

• 2-3 years of maintenance experience with HVAC, plumbing and electrical repair.
• Valid driver’s license required.
• On-call rotation availability.
• Ability to communicate with residents and team members effectively.
• Ability to read policies including Key Control and Maintenance procedures.
• Familiar with handling cleaning chemicals per SDS and safety rules.
• Knowledge of PPE and safe handling of tools and chemicals.
• Basic understanding of emergency systems and shutoffs.

Responsibilities

• Diagnoses and repairs HVAC, electrical, plumbing, appliances and related systems.
• Complete service requests and repairs promptly per standards.
• Ensure vacant homes are rent-ready in a timely manner.
• Conduct apartment preventative maintenance.
• Assist in interior and exterior painting as needed.
• Maintain a safety culture and report unsafe conditions.
• Perform hot works (brazing, soldering, welding) per standards.
