Job summary

Essex-Property-Trust in Los Angeles is seeking a Senior Maintenance Technician to maintain a 400+ unit community and support a multi-site team. You will perform complex repairs on HVAC, plumbing, electrical systems, and oversee turnover work orders while mentoring junior technicians.

You will participate in on-call rotations, develop preventive maintenance plans, ensure safety compliance, manage inventory, and provide timely resident service.

Qualifications

• HVAC and electrical/plumbing repair knowledge.
• Experience with building systems and preventive maintenance.
• Safety awareness including OSHA practices and local codes.

Responsibilities

• Perform complex repairs on HVAC, plumbing, electrical systems and other equipment.
• Lead and mentor junior technicians on projects and tasks.
• Develop and implement preventive maintenance plans.
• Provide timely resident service and handle urgent maintenance requests.
• Participate in on-call emergency rotations and coordinate with vendors.
• Maintain accurate records of work orders and inspections.
