Job summary

Essex Property Trust is seeking a Maintenance Technician to perform general maintenance across properties in California. You will handle routine repairs, preventive maintenance, and unit turnovers to preserve asset quality and resident satisfaction.

Responsibilities include HVAC, plumbing, electrical tasks, safety compliance, and on-site coordination with the Community Manager or Maintenance Supervisor. A five-day onsite schedule with occasional on-call coverage is typical.

Qualifications

High school diploma or GED equivalent.
2+ years of property management industry or related experience.
HVAC and/or CPO license preferred.
Must possess a valid driver's license for onsite operations.
Proficient knowledge of electrical, plumbing, and appliance repair with hands-on experience.
Knowledge of environmental/industrial hazards relative to residential housing.
Ability to read, write, and speak English.

Responsibilities

Perform routine and preventive maintenance on building systems including HVAC, plumbing, electrical, and appliances.
Repair and maintain interior/exterior features and respond to resident maintenance requests.
Prepare vacant units for new residents and ensure cleanliness/functionality before move-in.
Conduct regular inspections and follow preventive maintenance schedules.
On-call duties and weekend coverage as required.
Document work orders and inspections accurately in SightPlan or tracker records.
