Job summary

Essex-Property-Trust in Los Angeles seeks a Maintenance Technician to perform routine and preventive maintenance across multiple properties. You will handle HVAC, electrical, plumbing, and appliance tasks and prepare vacant units for new residents.

Role requires on-call availability, strong safety awareness, and the ability to manage work orders and maintain site organization. A high school diploma or GED is required, with HVAC/CPO preferred.

Qualifications

• High school diploma or GED is required.
• HVAC and/or CPO license preferred.
• Proficient knowledge of electrical, plumbing, and appliance repair.

Responsibilities

• Perform routine and preventive maintenance on building systems (HVAC, plumbing, electrical, appliances).
• Repair and maintain interior/exterior features (doors, windows, walls, flooring, fixtures).
• Prepare vacant units for new residents (painting, cleaning, repairs).
• Conduct regular property inspections and follow a preventive maintenance schedule.
• Respond to emergency maintenance requests and be on-call as needed.
