Job summary

Essex Property Trust is seeking a Maintenance Technician to perform routine and preventive maintenance across building systems, unit turns, and common areas at one or more properties in Los Angeles. You will respond to resident requests, prepare vacant units, and ensure safety and quality standards.

The role includes five‑day onsite work, possible on‑call duties, and hands‑on repair of HVAC, plumbing, electrical, and appliances, with documentation of work and inspections.

Qualifications

• High school diploma or GED; 2+ years in property management or related experience.
• HVAC and/or CPO license preferred.
• Proficient knowledge of electrical, plumbing, and appliance repair; awareness of hazards.
• Ability to read, write and speak English; basic computing skills.

Responsibilities

• Perform routine and preventive maintenance on building systems including HVAC, plumbing, electrical, and appliances.
• Prepare vacant units for new residents; ensure cleanliness and functionality.
• Conduct regular inspections and follow a preventive maintenance schedule.
• Respond to emergency maintenance requests; on-call evenings, weekends, and holidays.
• Ensure safety compliance and report hazards to supervisors.
• Maintain tools, equipment, and stock; keep records of work and inspections.
• Complete work orders and documentation accurately.
• Other duties as assigned.
