Job summary

Greystar is seeking a maintenance technician to uphold the inside and external areas of the community, perform repairs, and complete work orders from residents. The role includes making-ready vacant units, inspecting and maintaining grounds, and ensuring safety compliance across the property.

Applicants should have a high school diploma or GED, property maintenance experience, tools, and EPA Type I/II or Universal certifications; a valid driver’s license and strong customer service skills are

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance or related trade.
• Provide own hand tools and use tools safely; familiarity with hand/power tools and measuring devices.
• Apply logical thinking to identify and fix problems.
• Strong customer service and interpersonal communication with residents and team members.
• Read, write, and communicate effectively for internal/external interactions.
• Proficiency with internet, word processing, spreadsheets, databases; property management system experience preferred.
• Mathematical skills for financial, administrative, and legal documents.

Responsibilities

• Assists and completes work orders from resident requests and routine upkeep; diagnose defects and repair per policies and codes.
• Oversees 'make-ready' process for vacant units, including inspections, punch list, scheduling, and inspections.
• Develops standards for cleanliness and appearance of grounds, amenities, exteriors, and common areas to reflect Greystar standards.
• Periodically inspect work by other team members and develop corrective actions as needed.
• Inspects work by contractors and vendors to verify quality, scope, and specifications.
• Maintains inventory of spare parts and materials; works with Community Manager to order supplies within budget.
• Completes monthly preventive maintenance per Policy & Procedure Manual.
• Assists in budgeting for repairs and capital projects.
• Supports cost-saving programs by repairing instead of replacing parts when feasible and using tools properly.
• Leads safety meetings and stays current on MSDS, OSHA, and related safety laws.
• Demonstrates customer service by treating residents with respect and addressing questions/ complaints efficiently.
