Job summary

Greystar is seeking a Maintenance Technician to uphold the cleanliness, safety, and functionality of our communities. You will diagnose and repair resident requests, manage the make-ready process for vacants, and help maintain grounds, exteriors, and common areas to Greystar standards.

The role requires hands-on skills with tools, adherence to safety policies, coordination with vendors, and a customer-focused approach to residents.

Qualifications

• EPA certifications Type I and II or Universal for HVAC work.
• High school diploma or equivalent; related trade experience.
• Ability to read, write and communicate effectively with residents and team.

Responsibilities

• Assists and completes work orders generated from resident requests for service, diagnosing defects and making repairs per policies and safety standards.
• Oversees and completes the make-ready process to prepare vacant apartments for leasing, including inspections, punch lists, scheduling vendors, and ensuring timely turnover.
• Develops standards for cleanliness and appearance of grounds, exteriors, interiors, and common areas to reflect Greystar quality.
• Periodically inspects work by team members to ensure policy compliance and corrective actions.
• Inspects work by contractors to verify quality and specifications.
• Maintains inventory of spare parts and coordinates with Community Manager to order supplies within budget.
• Completes monthly preventative maintenance tasks per Policy and Procedure Manual.
• Assists Community Manager in budgeting for repairs and capital projects.
• Supports cost-control by repairing rather than replacing when feasible and using tools correctly.
• Conducts safety meetings, keeps MSDS current, and stays compliant with OSHA and related laws.
• Demonstrates customer service by respecting residents, answering questions, and handling requests with urgency.
