Job summary

ResProp Management is seeking a seasoned Maintenance Leader to oversee service operations across our apartment communities in San Antonio. You will supervise a maintenance team, handle work orders, and ensure timely and quality repairs of appliances, plumbing, HVAC and electrical systems.

Ideal candidates have 8+ years in maintenance with apartment experience, EPA universal certification, and a toolkit. The role requires local residency near the property and a rotating on-call schedule.

Qualifications

• 8+ years of general maintenance/repair experience, with apartment-industry exposure preferred.
• EPA Universal certification required; CPO certification preferred.
• Trades including plumbing, electrical, HVAC, drywall, painting and related skills.

Responsibilities

• Oversee all service operations to meet goals and deadlines.
• Repair and replace appliances, plumbing, HVAC, electrical systems as needed.
• Provide quality customer service to residents and prospective tenants.
• Train maintenance teammates and support performance reviews.
• Assist in recruiting and interviewing maintenance staff.
• Manage maintenance shop organization and property appearance.
• Schedule and supervise in-house and vendor work.
• Ensure OSHA standards and safe work environment.
• Conduct unit turns and renovations within target time frames.
• Walk units with leasing team to assess move-out damage and prep rent-ready units.
