Job summary

Chinatown Community Development Center is seeking a Maintenance Supervisor in San Francisco's Chinatown neighborhood to supervise maintenance staff and coordinate work orders for residents in affordable housing buildings. You will lead repairs across plumbing, carpentry, electrical, and mechanical systems, while managing safety, training, and vendor coordination.

The role emphasizes preparing preventative maintenance plans, budgeting support, and ensuring code compliance.

Qualifications

• Four (4) years of prior building maintenance and/or construction experience.
• Three (3) years advanced experience in plumbing, carpentry, painting, electrical and mechanical systems.
• Knowledge of OSHA and CAL/OSHA and other safety/health code violations.
• Knowledge of all applicable building codes.

Responsibilities

• Meet with Property Manager to coordinate work schedules and assignments.
• Establish work order tracking system and review all work orders for completeness and accuracy.
• Assign and review all building repairs by responding to boiler, leaks, sprinkler set-offs, clogs, lights, etc.
• Determine scope of maintenance projects and consider outside vendors when needed.
• Secure bids for rehab and maintenance work per regulatory procedures.
• Respond to health and safety inspection violations.
• Plan, prepare and execute the buildings' Preventative Maintenance Plan.
• Set up key and lock systems.
• Assist Property Manager with daily/weekly inspection of common areas for safety hazards.
• Maintain accurate inventory of tools and equipment.
• Record serial numbers of resident appliances per regulations.
• Assist in compiling maintenance budgets for buildings.
• Keep maintenance work area orderly.
• Turn around resident units per procedures.
• Address emergency repairs and report incidents to supervisor.
• Host safety meetings with maintenance staff and submit minutes.
• Train and supervise staff; assess and assign work orders; conduct performance reviews.
