Job summary

ResProp Management is seeking a senior maintenance supervisor to oversee service operations and drive resident satisfaction. You will coordinate repairs, train teammates, and manage vendor work to keep properties in top condition.

Ideal candidates bring 8+ years of maintenance experience, 3 years in apartment settings, EPA Universal certification, and strong leadership skills. Must live within 30 minutes of a property and be able to work rotating on-call shifts.

Qualifications

• 8+ years of general maintenance/general repair experience, 3 years of apartment industry experience.
• Management experience required.
• EPA Universal certification required.
• CPO certification highly preferred.
• Trade skills across plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, appliance, etc.
• Trade Licensing preferred but not required.
• Tech savvy; efficiently use computers and basic software programs.
• Must have own tool kit.
• Must live within 30 minutes of property.
• Must have dependable transportation and be able to accommodate a rotating on-call schedule.
• Must be able to perform physical requirements up to 50 pounds.

Responsibilities

• Oversee all aspects of the service operations to ensure operational goals are achieved.
• Participate in completing work orders including repairing and replacing appliances, plumbing systems, and HVAC, etc.
• Maintain a positive attitude and provide quality customer service to all residents.
• Train all maintenance teammates and encourage them to reach their full potential.
• Provide input to Property Manager regarding teammate performance reviews and resident feedback.
• Assist Property Manager in recruiting and interviewing potential maintenance team members.
• Oversee organization of maintenance shop and property appearance.
• Research and evaluate current and potential products used in maintenance and upkeep.
• Schedules and supervises all in-house and/or vendor work.
• Manages work orders and response times, ensuring completion within deadlines.
• Responsible for inventory, ordering, and delivery of all necessary supplies and equipment.
• Oversee and manage a safe, healthy and accident-free environment.
• Ensures OSHA standards are met at all times.
• Oversee unit turns and renovations within set goal time frames.
• Walk apartments upon move out with leasing team to assess damage and prep for rent-ready.
