Job summary

Morgan Properties is hiring a Service Manager to lead a 220-unit community. You will interview, hire, and train staff, and supervise a maintenance team to diagnose and resolve issues. Expect hands-on troubleshooting across HVAC, electrical, plumbing, carpentry, and more, plus on-call emergencies.

The role requires a valid driver’s license, a relevant certificate or 5+ years of related experience, and a commitment to safety and resident service. Competitive pay and benefits are offered.

Qualifications

• One-year certificate or higher, or equivalent education and experience.
• Active and valid driver’s license and a personal vehicle.
• HVAC/EPA/CFC Certification preferred.

Responsibilities

• Interview, hire and train new team members.
• Develop and lead a team of Maintenance Technicians through diagnosing problems and providing a resolution.
• Mentor and guide maintenance technicians to increase knowledge and skill set.
• Provide knowledge and troubleshooting in HVAC, electrical, plumbing, pool maintenance, carpentry, drywalling, exterior structure, and appliance repair.
• Establish a 24-hour on-call schedule and be available for on-site emergencies.
• Coordinate with office staff to deliver timely resident service and follow-up.
• Manage inventory of maintenance materials.
• Establish preventive, make-ready, and work order schedules.
• Inspect community buildings and vacant units regularly.
• Plan, assign, and direct the maintenance team.
