Job summary

Morgan Properties seeks a Service Manager for its Nashville-area communities. The role leads maintenance teams, ensuring physical properties meet company standards and legal requirements.

You will hire/train staff, set on-call schedules, and partner with office staff to deliver exceptional resident service. Requirements include a valid driver’s license, a 30-minute commute, HVAC/EPA/CFC certification preferred, and 5+ years of related experience or an equivalent education path.

Qualifications

• Demonstrated maintenance leadership experience in a multi-unit property environment.
• Ability to diagnose and resolve issues in HVAC, electrical, plumbing, and related systems.
• Strong team development and scheduling capabilities.

Responsibilities

• Interview, hire and train new team members.
• Develop and lead a team of Maintenance Technicians.
• Mentor and guide technicians to expand knowledge and skills.
• Provide expert troubleshooting for HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structure, and appliance repair.
• Establish a 24-hour on-call schedule and be available for emergencies.
• Collaborate with office staff to address resident maintenance needs.
• Manage inventory of maintenance materials.
• Create preventive maintenance, make-ready, and work-order schedules.
• Regularly inspect community buildings and vacant units.
• Plan, assign and direct maintenance work.
