Job summary

Morgan Properties, LP is hiring an Assistant Service Manager to oversee maintenance operations at our communities. This full-time role requires hands-on leadership to supervise and mentor the maintenance team, ensuring repairs meet standards and comply with laws.

You will help plan on-call coverage, prioritize preventive maintenance, and coordinate service schedules, while maintaining inventories and ensuring safe, well-maintained properties.

Qualifications

• Active and valid driver’s license and personal vehicle.
• HVAC/EPA/CFC Certification preferred.
• One-year certificate, 2-4 years of related experience, or equivalent education and experience.

Responsibilities

• Manage, develop, and mentor the team in diagnosing problems and making repairs.
• Provide expert knowledge and troubleshooting in HVAC, electrical, plumbing, pool maintenance, carpentry, drywall, exterior structure, and appliance repair.
• Be accountable for establishing and preparing a 24 hour on-call schedule for the team, and be available for on-site emergencies.
• Manage and organize inventory of maintenance materials.
• Establish on-call, preventive maintenance, make ready, and work order schedules for the team.
• Regularly inspect community buildings, including vacant units.
• Complete tasks assigned by the Service Manager.
