Morgan Properties in Laurel, MD is seeking a Service Manager to lead a maintenance team and ensure properties meet company standards and applicable laws. This full-time role emphasizes proactive maintenance, scheduling, and on-call readiness.

You will interview, hire, train, mentor, and coordinate with office staff, handling HVAC, electrical, plumbing, and general repairs, with competitive compensation and benefits.

Formación

• HVAC/EPA/CFC certification preferred.
• 5+ years of related experience or equivalent education.
• Active driverLicense and personal vehicle required.

Responsabilidades

• Interview, hire and train new team members.
• Develop and lead a maintenance team through diagnosing problems and providing resolutions.
• Mentor maintenance technicians to increase knowledge and skills.
• Provide expert knowledge in HVAC, electrical, plumbing, pool maintenance, carpentry, drywall, and appliance repair.
• Establish and manage 24-hour on-call schedule for the team; be available for emergencies.
• Coordinate with office staff to deliver exceptional service to residents.
• Manage and organize maintenance materials inventory.
• Set preventive maintenance, make-ready, and work order schedules.
• Inspect community buildings and vacant units regularly.
• Plan, assign, and direct the maintenance team.

As a Service Manager, you will be expected to:

• Interview, hire and train new team members.
• Develop and lead a team of Maintenance Technicians through diagnosing problems and providing a resolution.
• Mentor and guide maintenance technicians to increase their overall knowledge base and skill set.
• Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, pool maintenance, carpentry, dry walling, exterior structure, and appliance repair.
• Be accountable for establishing and preparing a 24 hour on-call schedule for your team, and you must personally always be available in the event of snow and ice or other on-site emergencies;
• Partner with office team members to provide exceptional service and follow-up to our residents on any maintenance issues that may arise.
• Manage and organize inventory of all maintenance materials.
• Establish a preventive maintenance schedule, make-ready schedule and general work order schedule for team.
• Regularly inspect community buildings, including vacant units.
• Planning, assigning, and directing the maintenance team.

Compensation & Incentives

• Base Pay: $85,000 - $100,000 / per year
• Up to 100% Rent Discount
• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 quarterly
• On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule:

• Monday - Friday: 8:00am - 5:00pm
• Paid rotating on-call participation required
• Must be available and prepared for emergency events
• *Schedule subject to change based on business needs

What we'll expect from you:

• Active and valid driver’s license and personal vehicle.
• HVAC/EPA/CFC Certification preferred.
• One-year certificate, 5+ years of related experience, or equivalent education and experience.
