Job summary

Greystar is seeking a skilled Maintenance Technician to manage and coordinate all technical and mechanical work for a large property or multiple properties in Philadelphia. You will ensure interiors, exteriors, grounds, and common areas meet Greystar standards for cleanliness, safety, and functionality while aligning with budgets.

You will oversee work orders, make-ready processes for vacant units, maintain inventory, and participate in safety initiatives and cost-control programs.

Qualifications

• Experience in property maintenance and facilities operations.
• Ability to manage budgets and inventory.
• Strong communication and service orientation.

Responsibilities

• Manages completion of resident work orders and routine upkeep.
• Oversees make-ready process for vacant units and coordinates vendors.
• Develops standards for cleanliness and appearance reflecting high Greystar quality.
• Inspects work by service teams and contractors for quality and compliance.
• Maintains inventory of spare parts and maintenance materials.
• Prepares maintenance and capital expense budgets and analyzes financial reports.
• Performs monthly Preventative Maintenance procedures.
• Supports cost-cutting by repairing rather than replacing.
• Conducts safety meetings and ensures OSHA compliance.
• Demonstrates strong customer service to residents and addresses concerns.
