Job summary

Atria Senior Living is seeking a Maintenance Director to oversee maintenance, housekeeping, and staff at a Kennebunk community. You will manage budgets, vendor contracts, and safety compliance while ensuring the property remains fully functional and well-maintained.

The role requires 3–5 years in multi-family property management or building maintenance, with strong leadership and computer skills. A valid driver’s license and ability to train staff are essential.

Qualifications

• 3–5 years of multi-family property management or building maintenance experience.
• Ability to perform basic arithmetic for estimating and analysis.
• Experience managing staff including performance reviews, pay adjustments, hiring and discipline.
• Ability to use general maintenance tools and equipment.
• Must possess valid driver’s license.
• Familiar with safety procedures and SDS.
• Driving responsibilities may require vehicle use.

Responsibilities

• Manage and supervise maintenance, housekeeping, laundry and janitorial staff.
• Implement programs to maximize revenue, control expenses, and improve customer satisfaction.
• Oversee maintenance needs to ensure physical condition and contribute to business goals.
• Manage work orders via Facility One system and ensure issues resolved.
• Oversee apartment turnover and preventive maintenance programs.
• Assist in annual maintenance operating budget development and manage department expenditures.
• Purchase parts, chemicals, and paint according to requirements.
• Inspect grounds and units to ensure functionality.
• Ensure compliance with policies and laws.
• Negotiate with external vendors and contractors; monitor contracts.
