Job summary

Woda Cooper is seeking a Community Manager for ATZ Place in Kendallville, IN. You will lead leasing activities, supervise on-site staff, and manage resident relations to ensure exceptional service at a 55+ affordable living community.

The role requires overseeing rent collections, maintaining compliance with SHFA and lender commitments, and coordinating capital improvements with leadership. A drive for operational excellence and strong communication are essential.

Qualifications

• Must be at least 18 years old with a high school diploma or GED.
• Experience in affordable housing programs including LIHTC, Section 8, and HUD preferred.
• Familiarity with Fair Housing laws preferred.

Responsibilities

• Maintain positive interactions with residents and the public to enhance the community image and retention.
• Lease apartments: greet prospects, show units, process applications and deposits, verify income/credit, renew leases and certifications.
• Maintain the property curb appeal and ensure a welcoming environment.
• Oversee rent collections, notices, and court proceedings as needed.
• Inspect property and schedule capital improvements with regional manager approval.
• Prepare and review financial reporting and operating budgets.
• Develop resident relations programs and participate in training.
