Job summary

Woda Cooper Companies, Inc. is seeking a Community Manager for Wheatland Crossing II in Columbus, OH. You will oversee leasing, resident relations, and daily operations, ensuring quality customer service and compliance.

Strong leadership and knowledge of affordable housing programs (LIHTC/Section 8/HUD) are preferred. The role requires managing budgets, coordinating vendor work, and maintaining safety and curb appeal while delivering exceptional service to residents and families in an ESOP-owned

Qualifications

• Strong written and verbal communication; detail oriented and organized.
• Demonstrated ability to lead and develop a team of associates.
• Understanding of property management laws, guidelines and practices.

Responsibilities

• Lease apartments: handle inquiries, greet prospects, show units, take applications and deposits, verify income/credit, renew leases and certifications on time.
• Maintain curb appeal and welcoming atmosphere at all times.
• Handle rents: posting, collections, notices, and court proceedings as needed.
• Screen and approve rental applicants and coordinate re-certifications.
• Oversee budget and operating expenses with a log; monitor capital improvements.
• Inspect properties daily and coordinate repairs with regional manager.
• Communicate effectively with residents, vendors and the regional team.
• Respond to after-hours emergencies and manage documentation in systems.
