Job summary

Woda Cooper Companies, Inc. seeks a Community Manager for Doranne Greene Apartments in Hartford, MI. You will oversee leasing, collections, and resident relations, ensuring compliance with affordable housing programs and maintaining curb appeal.

Strong customer service, leadership, and knowledge of LIHTC/Section 8/HUD are preferred; travel to nearby markets may be required. We offer competitive wages and comprehensive benefits as an employee-owned company.

Qualifications

• High school diploma or GED required.
• Experience in affordable housing programs (LIHTC, Section 8, HUD) preferred.
• Proficient in Microsoft Office and property-management software.

Responsibilities

• Maintain positive interactions with residents and the public to enhance the community image and retain residents.
• Lease apartments: respond to inquiries, show units, process applications and deposits, verify income/credit, renew leases and certifications.
• Oversee rent collections, delinquencies, notices, and court proceedings as needed.
• Ensure curb appeal and confidentiality of resident information.
• Prepare and manage operating budget with monthly expense tracking.
• Coordinate inspections, capital improvements, and communicate with the Regional Manager.
