SCI is actively seeking a Senior Project Development Manager to drive LIHTC acquisition–rehab and 4% preservation deals for a national affordable housing platform. You will source, underwrite, structure, and close complex transactions with direct exposure to the full capital stack.

The role supports a high-volume pipeline across CA, TX and other states, with flexibility for remote work. Candidates should demonstrate self-direction, entrepreneurial drive, and a track record of closing multi-state

Qualifications

• Direct responsibility for leading LIHTC transactions from sourcing through closing.
• Strong track record in acquisition-rehab and 4% LIHTC preservation.
• In-depth knowledge of LIHTC, FHA and agency financing, HUD programs.

Responsabilités

• Sourcing multifamily affordable housing opportunities nationally through direct outreach to owners, brokers, housing authorities, and nonprofit sponsors.
• Underwriting and financially modeling acquisition and development opportunities, including cash flow, valuations, and JV structuring.
• Leading negotiations across all deal counterparties — sellers, municipalities, HFAs, lenders, syndicators, and equity investors — and driving transactions to close.
• Reviewing and negotiating transaction documents including PSAs, LPAs, loan documents, tax credit equity docs, and HAP contract assignments.
• Remaining engaged post-closing through rehab, lease-up, and stabilization — monitoring LIHTC compliance milestones through 8609 issuance.
