Job summary

Colliers International is seeking a Senior Lease Auditor to lead lease administration and audit activities across various property types. You will review and reconcile operating expenses, CAM charges and taxes, interpret lease language, and liaise with landlords to collect documentation and resolve issues.

The role emphasizes accuracy, regulatory awareness, and proactive communication with internal teams and clients. Remote work available across multiple US locations.

Qualifications

• Associate or bachelor's degree in business, accounting, real estate, or similar field preferred.
• 5+ years of experience in commercial real estate lease administration or related roles.
• Experience with lease audits, OPEX, CAM, taxes, and utilities.

Responsibilities

• Perform pre-audit reviews of annual expense reconciliations for CAM, operating expenses, taxes, insurance and utilities.
• Interpret lease provisions and landlord charge rules including Proportionate Share, Base Years and Gross up provisions.
• Review various lease types (commercial, retail, medical, industrial) and related Stark Law implications.
• Communicate with landlord representatives to obtain backup documentation and resolve disputes.
• Analyze General Ledgers, tax bills, insurance, utilities, and amortization schedules.
• Prepare final findings and savings recoveries; generate client-facing summaries.
• Maintain audit files, track statuses, and report progress to management.
• Coordinate with Lease Analysts and internal teams on multi-account audits.
