Job summary

Colliers International in the United States seeks a Senior Lease Auditor to join the Lease Administration/Audit team. This remote role supports multiple locations with emphasis on pre-audit reviews, CAM, OPEX, and lease provisions.

The role requires strong knowledge of commercial lease language, accurate documentation, and effective landlord communications to finalize audit findings. A CRE lease background and experience with ProLease/MRI/Yardi is preferred.

Qualifications

• Associate or bachelor's degree in business, accounting, real estate, or similar field preferred.
• Working experience with commercial real estate database applications such as ProLease, Harbor Flex or CoStar and accounting software such as MRI or Yardi or other lease management database systems helpful.
• Prefer qualified candidates to have at least 5 years of relevant experience in the commercial real estate lease administration industry and/or paralegal, accounting or property management fields.

Responsibilities

• Familiar with pre-audit reviews of all annual expense reconciliations to ensure accuracy and compliance with lease term charges.
• Interpret landlord provisions related to pass-throughs, Proportionate Shares, management fees, Base Years, Gross ups, amortization, and other lease terms.
• Understand different lease types (commercial, retail, medical, industrial) and Stark Laws as it relates to medical clients.
• Communicate with landlord representatives to obtain backup documentation and manage disputes to client satisfaction.
• Review landlord documents such as general ledgers, tax bills, insurance, invoices, and amortization schedules.
• Analyze expenses using checklists and year-over-year variance worksheets.
• Collaborate with Lease Analysts and communicate audit progress to clients as needed.
• Prepare final analysis and summarize findings; generate savings/recovery invoices as appropriate.
• Maintain audit files and track audits, communications, and outcomes; provide status reports to management.
