Job summary

Colliers International is seeking a Senior Lease Auditor to support lease administration and audit activities across multiple locations. This remote role requires in-depth knowledge of CAM, operating expenses, taxes, insurance, and other lease charges, with strong analytical and communication skills.

You will review pre-audit work, interpret lease provisions, interact with landlords, and prepare detailed audit findings and potential savings.

Qualifications

• Associate or bachelordbs degree in business, accounting, real estate, or similar field preferred.
• Working experience with commercial real estate database applications such as ProLease, Harbor Flex or CoStar and accounting software such as MRI or Yardi or other lease management database systems helpful.
• Prefer qualified candidates to have at least 5 years of relevant experience in the commercial real estate lease administration industry and/or paralegal, accounting or property management fields having worked in either (or both) the Landlord or Tenant sector.

Responsibilities

• Review pre-audit reviews of annual expense reconciliations to ensure accuracy and compliance with lease term charges (CAM, operating expenses, real estate taxes, insurance, utilities, maintenance).
• Interpret provisions related to pass-throughs, fees, Base Years, Gross up provisions, CAPs, amortization of capital expenditures, GLA, GLOA, Co-Tenancy.
• Understand different lease types (commercial, retail, medical, industrial) and Stark Laws implications.
• Communicate with landlord representatives to request backup documentation and follow up on disputes.
• Review Landlords' documents like General Ledgers, tax bills, insurance, utility invoices, schedules.
• Stay informed on industry trends and geographical nuances; perform detailed expense analyses.
• Coordinate with Lease Analysts and clients to report audit status and findings.
• Prepare final Summary of Findings and savings/recovery invoices for billing.
