Job summary

Colliers International is seeking a Senior Lease Auditor to manage and perform lease audits related to OPEX, CAM, RET, Insurance and Utilities. The role requires strong knowledge of lease language to interpret provisions and to communicate with landlord representatives.

You will review general ledgers, taxes, insurance, and utility documents, prepare findings, and coordinate with Lease Analysts. This remote position supports clients across various locations and emphasizes accuracy and

Qualifications

Bachelor's or associate degree in business, accounting, real estate, or similar field preferred.
5+ years of relevant experience in commercial real estate lease administration, paralegal, accounting or property management fields.

Responsibilities

Familiar with pre-audit reviews of annual expense reconciliations (CAM, opEx, taxes, insurance, utilities, etc.).
Interpret provisions of leases (landlord pass-throughs, fees, base years, gross-ups, CAPs, amortization, etc.).
Understand different lease types (commercial, retail, medical, industrial) and Stark Laws implications for medical clients.
Communicate with landlord representatives to obtain backup documentation and resolve audit findings.
Review ledgers, tax bills, insurance declarations, utility invoices, amortization, and estimates.
Prepare final analysis and summarize findings; generate savings/recovery invoices as needed.
Maintain audit files and track audit status and landlord communications.
Interface with internal teams and client on audit progress and resolutions.
