Job summary

Google is seeking a Land Development and Portfolio Manager to lead pre-construction development on owned sites, handling land-use entitlements, provider agreements, and coordinating off-site infrastructure. You will act as the primary site lead from post-acquisition through asset life, building strong relationships with jurisdictions, utilities, and engineering teams to drive long-term success.

Qualifications

• Bachelor’s degree in Urban Planning, Architecture, Civil Engineering, Real Estate, or related field; 6 years of land entitlement experience.
• Master’s degree in related field preferred.
• Experience managing greenfield data center land development, site selection, and real estate transactions.
• Experience in agreement drafting, redlining, and presenting to stakeholders.
• Expertise in project economics, risk management, budgeting, indirect taxes, and economic development policy.
• Track record of coordinating with utilities and local governments to secure power allocations.

Responsibilities

• Negotiate utility infrastructure and extension agreements with providers and AHJs; ensure timely, cost-effective extensions with firm capacity.
• Support civil, utility, and building construction programs; coordinate zoning, entitlements, permitting, and grid/traffic studies.
• Lead liaison with local and national utility providers to secure capacity for data center developments.
• Manage development activities to meet infrastructure delivery schedules as per capacity planning teams.
