City of New York is seeking an Administrative Housing Superintendent to oversee neighborhood housing repairs and manage skilled trades work orders across Queens/Staten Island neighborhoods. The role requires coordinating residents, vendors, and multiple trades to ensure timely completion of repairs in large tenanted buildings.

Applicants should have a four-year diploma and eight years of supervisory experience, with at least 18 months in an administrative capacity.

• A four-year high school diploma or its educational equivalent.
• Eight years of supervisory experience in operation, repair and maintenance of large tenanted buildings.
• At least 18 months in an administrative capacity and managing seven+ maintenance/operations staff.
• Permanent civil service status in the title preferred; interagency transfers restricted.

Responsabilidades

• Oversee all skilled trades work orders from inception to completion for neighborhood developments.
• Review work orders to determine proper sequence of skilled trades.
• Coordinate with residents to schedule all required repair work and follow up.
• Respond with prescribed guidelines; ensure return and close out of work orders.
• Review developments to identify materials, length, and ensure trades are entered into the system.
• Schedule multiple trade work sequentially to align dates for timely completion.
• Advise on vendor use for bundles of work orders when cost effective.
• Perform field survey work to identify and plan completion of work.
• Create ad-hoc reporting for the Neighborhood Administrator.
• Serve as liaison between NYCHA management levels and neighborhood leadership.
• Troubleshoot planning gaps with the Skilled Trade Administrator.
• Train and manage the planning secretary for follow-up actions and closures.
• Ensure residents are informed about scheduled dates and appointments.
