Job summary

Hines seeks a Senior Service Supervisor in Baltimore to oversee mechanical and technical support for the property with limited supervision. You will lead maintenance teams, manage work orders, ensure safety, and uphold appearance standards per ownership objectives.

Responsibilities include budgeting, inventory control, make-ready management for new move-ins, coordinating contractors, and maintaining energy programs.

Qualifications

• High school diploma or equivalent preferred.
• Three or more years of property maintenance management or leadership experience.
• Have or obtain required city licenses or permits within six months of promotion.
• Strong knowledge of plumbing, electrical, HVAC, and appliances.
• Proficient with Microsoft Office and work order systems.
• Excellent written, verbal and customer service skills.
• Ability to work on-call schedule and overtime as needed.
• Shift work including early mornings, late evenings, weekends, and some holidays.
• Work indoors ~80% and outdoors ~20%.
• Lift 25 lbs or more; climb stairs and ladders; access confined spaces.

Responsibilities

• Oversee and coordinate all mechanical and technical support for the property.
• Provide leadership and support to team members and ensure resources meet expectations.
• Manage the completion of work orders from resident requests.
• Ensure safety standards and property appearance meet ownership objectives.
• Manage make-ready process for new move-ins and coordinate contractors.
• Implement and oversee inventory control.
• Assist with budgeting and long-range forecasting for the property.
• Ensure compliance with safety and environmental regulations.
• Provide staff training and development; supervise overtime and time sheets.
• Adjust and operate fire alarm and life safety systems.
• Monitor energy use and maintain energy management programs.
