Job summary

Morgan Properties is seeking an Assistant Service Manager in Baltimore, MD to oversee maintenance operations across community assets. The role requires coordinating a team, ensuring repairs, and maintaining compliance with company standards and legal requirements.

You will lead diagnostics in HVAC, electrical, plumbing, carpentry, and related trades, while maintaining schedules, inventories, and on-call coverage.

Qualifications

• One-year certificate, 2-4 years of related experience, or equivalent education and experience.
• HVAC/EPA/CFC Certification preferred.

Responsibilities

• Manage, develop, and mentor the team in diagnosing problems and making repairs.
• Provide expert knowledge and troubleshooting in HVAC, electrical, plumbing, pool maintenance, carpentry, drywall, exterior structure, and appliance repair.
• Establish a 24 hour on-call schedule for the team and be available for emergencies.
• Manage and organize inventory of maintenance materials.
• Establish on-call, preventive maintenance, make ready, and work order schedules.
• Regularly inspect community buildings, including vacant units.
• Complete tasks assigned by the Service Manager.
