Job summary

Franklin Group is seeking a Maintenance Supervisor in Baltimore, MD to lead the maintenance team, coordinate tasks, and ensure property upkeep meets safety and quality standards. The role requires coordinating with the Community Manager and supervising both internal staff and external vendors.

Responsibilities include inventory control, work-order responses, preventative maintenance scheduling, and enforcing OSHA guidelines.

Qualifications

HS diploma or GED or equivalent; 3–5 years of related experience.
HVAC certification is required; CAMT recommended; Fair Housing Certification within 1 day of hire.
Experience in supervising maintenance, grounds, and housekeeping staff.
Ability to manage safety policies and respond to work orders.

Responsibilities

Oversee inventory, ordering, and delivery for maintenance, custodial, and grounds teams.
Respond promptly to work orders and make-readies.
Schedule and perform preventative maintenance.
Ensure OSHA safety standards and company policies are followed.
Supervise in-house and vendor work and coordinate schedules.
Train maintenance, grounds, and housekeeping staff.
Communicate with vendors and ensure insurance certificates are up to date.
