Job summary

Hines is seeking an on-site Service Supervisor to oversee all mechanical and technical support for a property. You will lead a maintenance team, manage work orders, and ensure safety and cleanliness align with owner standards.

Responsibilities include budgeting, vendor coordination, and energy management, with a focus on timely, high-quality maintenance and resident service. This is a full-time, on-site role requiring a strong leadership presence.

Qualifications

• High school diploma or equivalent required.
• 2+ years property maintenance management or leadership experience.
• EPA refrigerant certification and Pool & Spa Operator license required or obtainable within six months.
• Strong knowledge of plumbing, electrical, HVAC, and appliances.
• Proficient with Microsoft Office and work order systems.

Responsibilities

• Oversee and coordinate all mechanical and technical support for the property with limited supervision.
• Provide leadership and support to team members; promote collaboration.
• Manage completion of all work orders from resident requests.
• Ensure safety, cleanliness, and appearance meet standards for ownership objectives.
• Manage make-ready process, move-ins, and maintenance tasks; schedule contractors as needed.
• Oversee inventory control and energy management programs.
• Respond to questions from staff and residents; assign work by urgency and efficiency.
• Ensure compliance with OSHA and safety regulations; maintain safety information.
• Prepare and manage maintenance and capital expenditure budgets.
• Train and direct staff; participate in evaluations and scheduling.
