Job summary

FirstService Residential is seeking a Chief Building Engineer for a high-rise property in Los Angeles. You will oversee mechanical, electrical, HVAC, plumbing and life-safety systems, coordinating with management and vendors to keep operations efficient and compliant.

Responsibilities

• Supervise the performance, operations, and maintenance of all mechanical, electrical, HVAC, plumbing, fire life safety and critical systems to ensure operation within design capabilities.
• Document all performance related issues timely.
• Oversee and supervise efficient operation of facility equipment and systems with a goal of zero downtime.
• Communicate with building management via email and work orders.
• Develop operating and training instructions for equipment procedures.
• Establish and perform periodic operational testing for critical systems.
• Administer a preventive maintenance system tailored to the facility.
• Monitor and supervise subcontracted work when in-house isn’t practical.
• Implement energy conservation and management programs to keep costs down.
• Ensure licenses and permits required by law are in place.
• Maintain maintenance manuals and equipment checklists.
• Provide communication and support for staff and open door for improvements.
• Manage materials, tools, and equipment inventory and accountability.
• Maintain Connect work order system for on-call work and reporting.
• Allocate workload and establish schedules to optimize operations.
• Set performance standards and ensure safety and quality practices.
• Comply with customer and FirstService Residential policies and safety procedures.
• Perform hands-on maintenance and engineering work as required.
• Assist in annual budget planning and monitor expenditures.
• Follow preventive maintenance program and obtain required permits.
• Complete daily task logs and manage maintenance inventories.
