Job summary

FirstService Residential is seeking a Maintenance Supervisor to oversee the building's physical plant, supervise staff, and implement preventive maintenance per company guidelines. The role covers carpentry, electrical, HVAC, plumbing, painting, and general repairs, with on-call availability for emergencies.

Responsibilities include planning, monitoring, and evaluating maintenance tasks, coordinating with contractors, managing supplies, and ensuring safety.

Qualifications

• High school diploma or equivalency preferred.
• Strong maintenance/repair skills in HVAC, electrical, plumbing, painting, carpentry.
• 3–5 years experience in building trades or maintenance.
• Proficient with Microsoft Word/Excel and email.
• Excellent written and verbal communication and customer service skills.
• Multilingual abilities desirable.

Responsibilities

• Maintain a safe environment throughout the building(s).
• Supervise and direct maintenance staff through work orders.
• Plan, monitor, and appraise job results; coach, counsel and discipline employees.
• Assess repair needs and estimated time; determine whether professional assistance is needed.
• Monitor contractors and building repair/maintenance contractors.
• Inventory and acquire maintenance supplies.
• Maintain disaster preparedness with plans and response.
• Complete repair reports/work orders.
• On call for emergencies and projects.
• Schedule and assign work to meet shift requirements.
• Request materials and tools needed for a job.
• Administer preventive/reactive maintenance schedules.
• Record and evaluate preventive maintenance activities.
• Oversee or participate in equipment maintenance/installation.
• Train employees to perform maintenance tasks.
