Job summary

Triyar Realty Group, LLC seeks a Chief Building Engineer to lead maintenance operations at a Westwood high-rise. The role is hands-on, overseeing daily maintenance and repairs while meeting regulatory and safety standards.

The ideal candidate has at least ten years of experience in high-rise buildings, with deep knowledge of HVAC, electrical, plumbing, and water systems. FLSD certification is preferred, and emergency responsiveness is essential.

Qualifications

• Minimum of ten years in a commercial high-rise environment with deep technical knowledge of building systems and hands-on maintenance expertise.
• Strong leadership and ability to hire, train, and supervise maintenance staff.
• FLSD certification preferred, or willingness to obtain shortly after hire.

Responsibilities

• Oversee all major building systems including fire suppression, HVAC, electrical, plumbing, elevators, and water systems.
• Perform and manage preventative maintenance with accurate record-keeping.
• Manage tenant improvements from start to finish.
• Respond rapidly to emergencies with clear communication.
• Hire, supervise, and train the maintenance team.
• Control inventory and secure competitive pricing for supplies and materials.
• Coordinate bidding and supervision of external vendors and contractors.
• Collaborate with property management to meet tenant needs and service expectations.
• Ensure compliance with Cal-OSHA and local regulations and maintain documentation.
• Utilize building automation systems to track maintenance and operations.
• Assist with special portfolio projects; travel to other properties as needed.
