Job description

We’re seeking a Chief Building Engineer to lead maintenance operations at our commercial high-rise office building in Westwood. While based in Westwood, this role will also support building operations and engineering standards across our broader portfolio as needed.

This is a hands-on position. The ideal candidate will not only lead the maintenance team but also perform and oversee daily maintenance and repairs. Candidates must have at least ten years of experience in high-rise commercial buildings, with strong working knowledge of HVAC systems (including industrial boilers, chillers, and cooling towers), electrical, plumbing, and water systems. FLSD certification, experience with tenant improvements, and the ability to respond effectively to emergencies are essential.

Job Description and Responsibilities:

Manage Building Systems:

Oversee all major building systems, including fire suppression, HVAC, boilers, electrical, plumbing, elevators, and water systems. Ensure compliance with all regulatory requirements, and verify that all required testing is up to date and deficiencies are addressed promptly.

Preventative Maintenance:

Perform and manage all routine maintenance and repairs. Maintain accurate records and tracking of all preventative maintenance tasks.

Tenant Improvements:

Manage and perform tenant improvement projects from start to finish.

Emergency Response:

Respond rapidly and effectively to emergency situations. This role requires hyper-responsiveness and clear communication during critical situations.

Lead & Train Staff:

Hire, supervise, and train the maintenance team in safe, efficient, and effective repair practices.

Supply Management:

Maintain inventory and secure competitive pricing for supplies and materials.

Contractor Coordination & Bidding:

Schedule, supervise, and obtain bids from external vendors and contractors for repairs, testing, and capital projects.

Tenant Support:

Work closely with property management to ensure tenant needs are met and service expectations are exceeded.

Compliance Oversight:

Ensure full compliance with Cal-OSHA, elevator regulations, City of Los Angeles requirements, and any local or state building system testing standards. Maintain detailed documentation for all inspections, testing, and corrective actions.

Technology:

Comfortable using computers, smartphones, and building automation systems to track maintenance and support operations.

Special Projects:

Assist with special projects across the portfolio as needed.

Travel:

Occasional travel to other properties in the portfolio may be required.

Qualifications:

Experience:

Minimum of ten years in a commercial high-rise environment with deep technical knowledge of building systems and hands‑on maintenance expertise.

Leadership:

Proven experience leading and managing maintenance teams, including hiring, training, and performance oversight.

Preventative Maintenance & Compliance:

Experience with scheduling, tracking, and documenting all preventative maintenance, testing, and inspections. Strong understanding of compliance requirements across building systems, including elevator certifications and state‑mandated inspections.

Bidding & Vendor Oversight:

Ability to scope work, solicit bids, and manage vendor performance and pricing.

Blueprint & Schematic Literacy:

Able to interpret architectural plans, electrical schematics, mechanical layouts, and plumbing diagrams.

Certifications:

FLSD certification preferred, or willingness to obtain it shortly after hire. Additional technical certifications are a plus.

Communication:

Strong communication and interpersonal skills, with the ability to interact professionally with tenants, vendors, and property management.

Education:

College degree preferred but not required.
