Job summary

KW PROPERTY MANAGEMENT AND CONSULTING is seeking a Chief Engineer to oversee both interior and exterior building maintenance. The role requires HVAC, refrigeration, and electrical engineering knowledge, plus leadership to guide maintenance staff and coordinate with the Association Manager on projects.

The Chief Engineer will monitor all building systems, ensure safety standards, and maintain maintenance logs.

Qualifications

• HVAC certification or equivalent required.
• 3–5 years in a supervisory maintenance role in hi-rise buildings.
• Strong working knowledge of basic trades: electrical, plumbing, carpentry, HVAC, painting.
• Valid Florida driver’s license.
• Ability to respond to emergencies within 2 hours and respond to property as needed.

Responsibilities

• Lead day-to-day maintenance with maintenance staff in a leadership role.
• Develop and adhere to the preventative maintenance program for the community.
• Supervise all building repairs done by outside vendors, reporting performance to the Association Manager.
• Maintain an operating environment achieving resident service satisfaction via feedback and surveys.
• Monitor all building systems and perform basic repairs as needed.
• Demonstrate adaptability to changing circumstances and timelines.
• Respond to calls and correspondence in a timely, professional manner.
• Encourage staff to maintain professional behavior and safety standards; motivate teamwork.
• Create a maintenance report detailing property condition, project progress, and recommendations.
• Observe safety standards and contribute to a safe work environment.
• Follow supervisor directions and complete assigned tasks conscientiously.
• Organize time effectively to balance multiple projects.
